Finding the right house builder can be a long, drawn out experience - at least, it should be. Those who rush into hiring house builders are usually the ones who end up sorely disappointed. Without a doubt, it pays to do your research - but what kinds of research should you do? The following tips and bits of advice can point you in the right general direction.

Swing By a Job Site:

Once you have created a shortlist of possible builders, drop by a job site for each of them. Ideally, it should be an active job site for a project that they are currently working on. Each company should be more than willing to tell you where such sites are. What you're primarily looking for is orderliness and cleanliness; if the site is a huge mess, it could be a red flag about the overall quality of the builder's work.

Check with Subcontractors:

House builders work with a huge number of different subcontractors, since their primary job is coordinating the building of a house. Track down house designs firms and others who have worked with the builder in the past. What is their overall impression of the builder? Do they seem to have a favourable opinion about him? If not, you should probably cross him off of your list. After all, the subcontractors will do most of the detailed work on your house; if they're unhappy with the builder, things may not go smoothly.

Talk to Recent Customers:

Ask the prospective builder for references from some of their most recent customers. Pay those customers visits to see what their general opinion is of the contractor. Ask them how smoothly the project went, and whether or not they would ever work with the builder again. Ideally, the customers should have mostly glowing, positive things to say. A few small complaints are always in the mix, but if the previous clients are completely unsatisfied, the you know to move along to another builder.

Look at Older Jobs:

Another key thing to find out about the builders who you consider is the quality and durability of their work. Sure, that house may look great now - but how will it look in five years? Ask for references to customers from at least five years ago, then go and see how their houses are holding up. If there seems to be some easily seen problems with the homes, and they can't be explained due to normal wear and tear, they you'll have an idea that the builder may not be creating the quality home you are looking to build. You could also check with the homeowners to get their opinions, too.
