If you're thinking of selling your house, you may want to do a little homework. As there are currently many homes listed for sale, potential buyers have become very choosey. Learning how to make your property more sellable can make the process a lot easier. When it comes to selling your home, there are some things you should look for.

If it's dirty, clean it. Selling your house means ensuring it's spotless. The bathrooms and kitchens should get the most of your cleaning attention. Potential buyers do not want to see stained countertops, grimy tiles and moulding grout. A pile of dishes in the sink, clean or dirty, also adds to the visual clutter. A little light housekeeping before each showing will help show off your homes best features.

Along with cleaning, it's important to make certain any odd or offensive odours have been eliminated. If there are smokers in your home, be sure to have things such as rugs and walls professionally cleaned. Any lingering food smells or pet odours will also sting the nose of buyers and scream 'dirty' in the mind. Using sprays or plug-in scents will only provide a heavy mask and alert others that there may be an odour problem.

One of the first impressions of a home is the walls, or to be a little more exact, the wall colours. If you have painted the interior of your home with dark, drab colours or various shades of neon, don't expect potential buyers to love it. It would be more realistic for you to expect them to dislike it; perhaps even to the point of it being a deal-breaker. Having the walls in your home shout 'fresh and clean' is definitely a selling feature over dungeon dark or psychedelic Woodstock. Such colours will set a tone for your home as well as the mood of buyers.

Having too many pets lingering around the house is cause for alert. The sight of an unkempt back yard full of feces or stained carpets and scratched flooring is an enormous turn-off. The only thing going through a potential buyer's mind at this point is how much it will cost to fix and replace everything.

If the home is dirty and unkempt on the outside, a buyer will expect the same on the inside and most likely bypass viewing your home altogether. Curb appeal has a very strong, inviting or uninviting, impression. It's important to spend some time cleaning any pathways on your property as well as trimming any landscaping you may have. Touching up chipped paint on railings, a fresh coat on an exterior door and shutters will add a sense of care and appeal to the outside.

Selling your home will require some cleaning and tidying before your agent shows up with a potential buyer. A little renovation and maintenance will definitely go a long way.
